You may be paying more for Saen Higgins than others.

Saen Higgins sales people ask for your personal financial information supposedly in order to put together a personalized program for you. They charge you according to how much money you tell them you have so you may be paying more than someone else. I was quoted 3 different prices for a service which their web site describes as free. It all depends on who you talk to or which one of their web sites you visit. They also refuse to answer any questions in writing. Tax Liens and Tax Deeds are a great investment but Saen Higgins, in my opinion, is nothing more than a giant marketing ***. They won't allow you to sign up unless you agree in advance, by contract, to make a testimonial for the company so they can continue to scam more people.

I bought Saen Higgans DVD"s and book, It was very easy to understand maybe because I have been a licensed agent for 16 years in California, when I saw the infomercial I couldn't wait to get the order in the mail.

Little did I know that an annoying salesperson who can't even give me a straight answer of what she is trying to get at, I know she is trying to sell my husband and I a seminar or something, she is so annoying goingway past the close I won't even answer for any Arizona number or blocked number.

What are they trying to sell and how much are they trying to get out of me? She is so Rude and never answers my questions she changes the subject. Has anyone bought a seminar and what is the point she is trying to get to?

Took my and left me high and dry.

I ordered Saen Higgins' Wealth Without Risk and you are given a coach to teach you how to invest in tax liens. On the informical Mr. Higgins says that you can invest in tax liens for as little as $20.00, but my coach says that I need as much as $2,000.00 to start. Your coach is supposed to help get started and I was left high and dry, he wish my luck, my 30 days will be up 9/8/11 and I haven't been able to invest anything. This is the second time that I have been scammed and the last time, don't be fooled like I have been and don't let the fact that you are unemployed dictates that you look for a quick way to make money, because there is no quick way to make money.

My dad was scam for $2000.00 and I have contacted the FBI in Rochester they gave me a link IC3.gov if anyone is upset with whats going on fill out the form its used for any scam, it will go to the FBI office in Washington, D.C. and submitted to the US Attorneys office, if they have enough they will prosecute.

Before you spend money on a book research tax leins in your county. Usually our are done once a year in October.You can find out free info on your own.

But these cds and book is worth the info inside. You have to do the work. And you have to have the money to pay the leins. These home will need fix up.

But once you get ownership can usually get a fix up loan and flip it.

get off your butts and work! many who get his course will sit on their *** and do nothing.

Look His book is 25.00 with shipping. What he tells you in that info is worth the 25.00.

There is alot he doesn't tell you. In this county the lowest bid with lowest % of payment wins the bid. There may be thousands bidding against you. And Yes, you will need a good 2000.00 to get started good.

One years of back taxes can cost you 1000.00. If you get the house title and quick claim deed will cost $600.00. You need to even carry homeowners liability on it till you get ownership to protect your assets. If you think there is an easy way out, there isn't one.

But you can make money. you just need money to do it.

I was not aware that I had 30 days to access members only website for 39.95,on ordering the book and dvd.I called to get a password and was demanded to select annual payment or monthly payments instead.The rude customer service rep hung up the phone when I insisted tat I called for password and not to discuss payments.

I realize that I was still charged and I still have not received a password to see the lists.I cancelled the program.She was a big turn off and may be chasing away other customers.

People like her should not be allowed to answer your phone Saen.

I have been working with a coach and in the last few months I have learned what I need to get started. I have 5,000 in tax leins drawing 15% and will have my first house on the market in 1 month with a nice profit.

But I actualy had to do some work and research along with finding some money. Something for nothing is uasualy worth exactly what you have invested in it.

I have to agree with most of these comments - it works if you follow the program! Thats the key - WORK. Same as anything - you pay to go to college and are taught what to do, if you dont go out into the world and apply yourself, then its not the educators fault, its your own!

I think you have the wrong mentality about it - it is NOT a get rich quick scam. This takes time, research and some money. Its not a scam just because you dont want to apply yourself.

If you cant afford it now, at least read the material and get familiar with it. Then when the time comes when you have more money to work with, then you can invest.

Saen Higgins, hmmm.

I got hooked for the book and upsold some extras after seeing the infomercial. I figured if I blew $50.00 and it turns out that I didn't make any money, then no big deal, I've spent more money on dumber things.

The problems I have are-They are located in California and I'm on the East coast. They call me at dinner time and give me an attitude about 'how can I expect to make money if I can't conform to their time' Well I don't start working at three in the afternoon, which is the earliest I could get them to call me. Not good. The DVD's make promises like' how to get the property every time' great, except the info is so vague it doesn't really help and then there's a loop hole they use 'if you buy this or that then you'll get this...' Good luck with that.

Despite some of the name calling on here, I think they are really trying to defray the costs of their research tools by selling access to them, to make some money off of the investment they made into their own business. I would have continued with them if they lost the 'tude about the time difference and actually provided some information instead of reading off of scripts and trying to upsell. Example: is a conversation I had-'This person is a really important they don't work with just anyone and he is going to work with you because your so special and commited to the program'.

Tell me what it will cost and what I'll get for my money in the training they are selling (actually executing the training is on me; I get it) and access to their websites. I don't mind investing in education, I'm just not sure that there is any steak behind all of that sizzle. It appears that I will need to work with a lawyer, not S.H., to be able to make any money from TLCs.

The people that complain and call it a scam, are broke and looking for free handouts. They don't want to do any work or put forth any effort.

Don't listen to the "lazy bums" that order stuff and call it a scam when they are not handed money on a silver platter. These people are broke for a reason. They go from program to program hoping to find something with no effort to make them money. And yes, to those saying there is no way to make quick money, there isn't a way if you are broke and cannot invest more than $20!

i got saen higgins book for 19.95 but what they don't tell you is when you buy the book it only have a brife summery of the tax lien deals.then he try to sell you his service of help for 2'400.dollar. why not just sell everything for 500.00 or they try to give you a loan for 3,600. so i decided to go at it alone. so when i make it i can go on tv and tell the truth.a bout saen higgins your truly some one who cares thanks you for your time

It's been enlightening reading all of the comments presently here. The thing that shocks me the most that I feel compelled to comment on is the AWFUL use of spelling, punctuation and grammar.

I STRONGLY advise going back to school before further venturing out into the real world of employment. It's quite frankly, disgusting.

Saen Higgins and Tony Martinez seem to be two people selling material concerning TLCs. I goes without saying that you'll need as much money as possible to get started properly.

The person who said claimed to be ripped off cannot add, subtract or calculate percentages to any degree necessary to achieve a decent income in this portfolio investment business. Good luck people.

AFter reading all the posts above it solidifies why every time I see an infomercial that seems to good to be true - it usually is. However, the idea of investing in Tax Lien Certificates (TLC) makes sense to me.

I'm taking the advice I learned here and headed to my town's tax department when they open this morning and ask questions about TLCs. I think I even know someone I went to high school with back in the 70's who works there!

This information is online in nearly every

county in the U.S. for free. just google your county's name and tax assessor or property records. It has the date of the tax

sales, and basic property info, oh and that

18% guarantee is not guaranteed if you get

in a bidding war over a certificate, the bidding parties will bid that percentage down. good luck guys, it does take work,

Again looks like someone that just ants to collect a check. Try some research try getting off the couch (unless you have a labtop computer and wireless internet in your house) and do something with the information you do have.

NO ONE IS GOING TO GIVE YOU FREE MONEY!!!!!!!!! A word of advice to you someone who cares, go to your county office and talk to them in the tax assessors office. The county wants thier money and they are more than happy to walk you through the process.

They will tell you step by step how to do a TLC and you are allowed to ask all kinds of questions to the people processing the TLC's rather that talking bad about some guy you dont even know on the TV ( no offense Sean). Sean is not going to do it for you he is making his own money however he gives you the tools.

Why waste time and money going to school and getting a job, when you can make an 18-25% return guaranteed by law, on all your investments.

I was neuro science phd student when saw Saen ad.

After seeing how simple it was to 3 - 9 million/year, I made the decision to drop out in heartbeat, and have no regrets.

Needless to say, if you suck at life and make excuses about everything, then by all means, go and get your job and make someone else rich.

If you want the best of life for yourself, and willing to do what it takes, the Saen Higgins makes it easy to get started and make money youll never get from a job. job = just over broke.

saen higgins is such a *** he is a complete scam artist, his wealth without risk program is a fraud and he will be eliminated soon. i'd like to beat his *** if i saw him for stealing innocent peoples money and painting vivid pictures of promise if you take his course. he gives vague speaches and says oh walk into the counties office well good description on how to approach the investing program saen. what a loser. nice *** saen higgins, he's a disgrace to the human race as well as a waste of skin. he will be sued for millions eventually. i hope you read this saen, aka the ***.

Ok, first of all, its NOT a get rich quick scheme or scam. Its INVESTING!

Think of it like this - investing in stocks or mutual funds is risky too, yet many people do it. I think this is a more secure way to invest. I think a big problem in this country is that real estate is way overpriced. Buying a tax deed property or even acquiring it through a lien is a way for me to help people own a home - possibly for the first time - by selling it for a lot less than market value.

Everybody wins!

As for the course, I've been reading his book and I have learned quite a lot about TLC's and deeds. And as for the coaching - I am happy for it. For me, its not just about reading the book and doing it.

Part of the coaching includes everything you need to be successful. Then there are the instructors who give structure and direction along with assignments. All geared towards helping you succeed. If you succeed or dont - thats up to you.

You will get out of it what you give. But dont call someone a scammer until you actually give the education a try.

Sounds like the typical just above the line scheme. I wouldn't do this simply because it is making a profit off of someone else's misery.

I guess because my family has been struggling to keep our house for a long time. We pay on our taxes, but we are behind, so this is just what we need, some *** adding a percentage on top of what we owe. Thanks a bunch, our house needs some major repairs, now I have a reason to forgo paying for those just so in case my husband gets sick and can't work, and we lose our house to one of you greed mongers, it will take some of your cash to fix it up so it will be sellable. You are apparently one of the many that did not or could not pay their taxes on their home. So, someone bought your tax lien and now you have to pay the % on top of the taxes to get the lien released on your home.

So it's not this dude's fault he is telling people how to do this and letting you in on his experience.

These people aren't "innocent" they haven't paid their taxes like the rest of us have to!!! Pay your taxes and you will not have a problem with this guy.

This sounds similar to Russ Dalby system. Both say the system is easy to do.

Of course they say that or else you wouldnt by the product. They all say its easy as 1 2 3. Once you get their programs its more then Saen or Russ said it would be. You Will have to do all the footwork to track all the info needed for getting the notes or tax lien certificate to work for you.

I also received a call days later from a "mentor/coach". All these people are just salespersons interested in upselling or getting you to invest an extra 500$-100k because you have been excepted into a "special program".

The sales people use tactics as getting to believe that you can be the next success story and they make money by testimonials only. If Russ and Saen are legit you wouldnt get "mentors/coaches" calling you for upselling or investing more money

You don't need Sean Higgins to do this. Sean Higgins had no Sean Higgins to guide him when he started. The advantage Sean brings is his collected knowledge, the ins and outs, the contacts, the rules, the nomenclature and all the little tricks he's learned over the years.

This is an investment, not a get rich quick scheme. Most people invest for the long term - 20 to 50 years. If you can't wait up to 3 or 5 years for a return on your investment (depending on the jurisdiction), don't do this. It's that simple. If you must have quick turns, gather your funds and just buy properties that you can quickly turn.

It is not Sean's fault that you can't wait. Can you buy tax liens for $20? Yes. You won't make a lot of money but if you did that a couple times a month and kept reinvesting principal and interest earned, in a couple years you'd be doing very nicely. Quit knocking a system you don't completely understand.

I don't know whether the system is a scam or not. I just know I don't have $300 or $500 to buy the tax lein certificates and wait for my return. I am living from month to month and don't have that much left at the end of the month before my next check comes in.

No one can tell you how long you have to wait. But if you can't spare the money for more than one month, common sense tells me that it is too risky unless you have some extra cash you are not depending on to survive from month to month.

As with anything you have to look at your own situation. First if you have a certificate worth 521.00, at 16% rate of return you are only guaranteed to get a little over $83. Then look at the money you will have to pay to obtain the properties.

It will all be money going out and you have no guarantee on how long it will be before you can get your money back. Even if you sell the property, you don't know how long it will take you to sell it and actually get your cash money.

The problem is not whether this program is a scam or not, the question is how long will it take for you to actually get the cash money and can you afford to put out that kind of money and wait indefinitely to get it back along with your 16% return guaranteed rate or sell the property and get your cash return on the sale.

Even reading the book and talking to someone on the phone, there is no way anyone can guaratee you when your money will come back to you, unless they are going to buy the property from you. I would need to know all that before I even spend one penny of my money.
